PARKING LOTS & STORAGES

UNDERGOUND FLOOR

The parking level is divided into various sectors with a maximum area of 5000 m² allocated for each sector. The
structural grid is based on an ideal layout for cars measuring 8mx8m. Where there are multi-storey buildings, the
underground space holds archives, plant-engineering and fore escapes.

This layout along Via Manzù includes a main ramp located in the south-west sector of the site, alongside a public
square. The ramp leads down to the basement, where a sort of underground road leads through to the various
sectors.

The archive spaces for the office buildings are set on this level and are shown in relation to the building they
belong to. This area corresponds to 5-7% of the total amount of office space. The rest of the underground space is
used for lobbies, plant-engineering and fore escapes.

Protection against dynamic solar radiation by means of automatic outside
blinds on the windows of the south-facing facades. Protection against static
solar radiation by means of sunscreens on the windows of the south-west
facing facades.
The centre is designed to attain a Class A rating for conforming to the
Lombardy Region’s energy regulations.
An acoustic study was carried out so that the complex could be designed in
accordance with urban standards for reducing outside noise levels (42 dB).

HEATING AND
AIR-CONDITIONING

Multipurpose cooling condenser units powered by both well water and air
(according to the outside weather conditions) for simultaneously generating
both hot and cold water.
4-pipe system in the office areas.
Air-conditioning units on the roof of each building with heat-recovery units.

ELECTRICAL AND
SPECIAL SYSTEMS

Medium voltage supply (15 kV) for the communal condominium parts. Spaces
allocated for transformer cabins for tenants in each building.
Low voltage supply for tenants in each building.
Under-floor channels for power and data-line supply to the work stations.
307w7sq.m power supply available for tenants on each floor.

LIGHTING

Centralised lighting control system: automatic on/off control system for the
lighting circuits in the communal areas.
Environmental lighting sensors and appliances for fluorescent lamps fitted with
a DALI (Digital Addressable Lighting Interface) dimmer in the office spaces to
allow the easy and quick redefining of office spaces and energy saving, thanks
to the possibility of exploiting natural light .
Emergency lighting in the communal areas provided by an absolutely
continuous system.
Emergency lighting in the office areas drawing on appliances with their own
independent emergency generators.
